What are the factors that makes these offers...special. They don't seem to list the important numbers such as MF rate.

I tried to do some manual calculations and I believe they use a lower MF rate than the current .00235 base rate. Here's the numbers I used in calculating. I might be wrong though.
msrp= 42850
cap cost reduction=2500
Residual= .61x42850= 26138 (10k miles/year)
Tax on Cap Cost reduction= 2500x.0825 (CA tax rate)= 206
Net Cap Cost= 42850+206-2500= 40556
Monthly payment before tax= 549

After calculating depreciation fee and finance fee I came up with a MF rate of around .00223. So maybe that's the main factor of the "lease offer". i dunno.

That's right where it should be. The MF is low because they're selling the car at pretty much MSRP. Otherwise the MF would increase but the payments would still be about the same.

No, they use base rate and acq fee and have the center make a small contribution, if you will.

ahhh so they keep the base rate, which is at .00235, and they reduce the cap cost by a small amount? If so, is there a figure I can work with? I ask b/c I am picking up my car in the next couple days and I had planned on leasing it, and I was going to use that lease offer as a base, and configure the numbers to my own vehicle, if that makes any sense.

The key is that centers aren't wed to BMW's lease offers on the website, so they aren't obliged to give away the rate and acq fee at the base amounts. Naturally, they'd like to maximize every profit opportunity on the back end (lease mf and acq) as well as the front end of the deal which as a business, they're entitled.

Since you're picking up your car in the next few, I wouldn't expect much leverage as you're at the mercy of what you ordered and the center has you captive, so to speak. I suspect you'll pay full money factor and acq fee. They could scoff at the idea of using the BMW USA lease ad as a template. IMO, you should've set forth the lease terms from the jump... like saying you want to pay this or that on the mf and acq if you were to lease. You could always take advantage of the 4.9% which is a lower rate than the base rate (translated) on the lease.

BMW lease deals

My dealer, in VA. tells me I have to pay an additional $899.00 admin. fee to do a lease with BMW. ALL leases have this extra $899.00. My MF is a good at ,00215, with a residual after 36 months 10k a year of 64% of MSRP, not the negotiated price, which I thought was really good until the surprise $399 processing fee showed up. My deal on a 335i Sedan was 1/2 way between invoice and MSRP...( plus newfound processing fee) That fee is O.K., but anybody ever hear of this $899.00 admin fee to get BMW financing?

A 64% residual is in itself a very good deal for residual value. That number is properly applied to MSRP, not to capital cost (otherwise they'd be taking away part of the discount they gave you). But the standard 36mo/10k residual is 59 or 60% for a 335i. That means, for a $45K car, you'll pay $1800 less (leaving aside a slightly higher financing cost) for the lease. That's a $50/month advantage. For the fees, you should try to do some comparison shopping. What I remember about BMW leases is an origination fee in the neighborhood of $625, and a termination fee of $350. I don't know what the $399 "processing fee" would be.

Yeah but the ones on the link i sent you are more "official" if you were to bring in the sheet since they are from bmwfs. But info is the same if you just want to know what the rates are, but I'm not sure how serious they'd take it if you just told your CA that i found out the rates through a forums site, compared to if you ssay "yeah i know what the base rate is" and BAM! bust out the bmwfs sheet. haha. But it's up to you.

Yeah my CA was really nice too, but remember that he walks to the financial guy and it seems like unless the finance guy is really cool, it might not be a walk in the park as far as getting what you want. Or maybe I didn't try hard enough when i tried to get the buy rate. haha. But I think and everyone else predicts the rates for nov will be lower, so I'm sure someone here will post new pdf link in the first week of november.
