Currently there's 2500 cash incentive on 528xi.
Could it be used towards lease deals? my dealer is giving me mixed answers and I would like to know for sure to make a good deal.

it should be applicable, no matter cash/finance/lease deal.

This is from BMW Canada side, you should be able to get about 7-7.5% off the list price from the dealer side. MY2013 will be finished in two months time as MY2014 LCI will begin production in July, delivery to Canada by mid August. Both dealers and BMW Canada need to get rid of the current MY and they have about 4 months or so to do it.



This was the same in the past years. The incentives will get better and better as the most I have ever seen was $4500 (BMW Canada side) two years ago as the following year model was on the ground selling already. Too much supply at that time.
