I understand where you're coming from, but "mobility issues" is a really, really wide net being cast and can entail a whole lot more than just "minor aches and pains" that can be remedied with Aleve. It can range from mild arthritis to having a fused spinal column, which are going to result in dramatically different limitations. Significant mobility problems are not at all uncommon in the 60+ cohort so I really don't think it's unreasonable to take that into consideration when deciding the right time to enjoy that roadster or whatever. After seeing both mine and my wife's parents all suffer from mobility problems that absolutely would've precluded a roadster I decided to go ahead and get one earlier than I otherwise might have. You just never know what tomorrow holds.

Not on the classified side of the business. I can understand apprehension in the private sector, but always going to need oversight and implementation of new policy.

I’m going to set my nephew up with this plan and get him into my one duplex.
This is my plan as well, to acquire 10 more rentals. I bought a duplex in 2021 () that does very well and about to go into my first STR. What class rentals do you have? Do you self manage?

I self manage. I have a couple of maintenance peeps that do all the fixing/ emergency stuff. I have different classes. Nothing is older than 30 years yet. I’ve been lucky with really good tenants. If they are keeping the places nice and are always paying on time, I give them some money off in December🎅🏻🎅🏻🎅🏻. I’ve had a few bad apples but that’s part of the game. Doesn’t outway the steady flow of cash I have going now, with unlimited credit and always do good at Tax time. Make sure you get a good accountant to help you through all that nonsense. Might actually be selling another soon. A long time tenant wants to buy the place they are in. Just might let them take it. Keep buying bud!!! I think you will be happy you did.

Well I’ve actually been “fixing it up” since last August.

I like to take my sweet ass time haha
Simply stuff like brakes, suspension, interior & exterior details, all the fluids, new wheels. Just wait until I put an original, never-sewn-the-road set of Style 32’s on.
Keeping the mileage under 12,000 would be nice, but honestly I do not know yet. It’s doubles as my childhood dream car (personal reasons), so less of an “investment” than otherwise perceived. I may put a couple hundred miles on it a year.

I wish I was in this situation. To lazy to do the work myself, so I get a shop to do it and so far, I’m driving almost 2k miles a month. Should die down a little since it’s the summer and my siblings are out of school, but I have been keeping up with maintenance to make sure the car runs smoothly.
