How to List on Airbnb

Just wanted to ask if any of you own investment properties listed on airbnb? I was looking at maybe listing something in Nevada, but it looks like you can only list owner occupied units there for some reason. It doesn't seem there is this restriction in CA far as I know, what is your guys' experience with this?

Different states and municipalities have different laws. So do some HOAs. Our HOA is working on a ban of AirBnBs.
