Thanks. They are on the high end of the price scale for metal buildings but have a very nice product with a great warranty.

Put sealer down on the stamped concrete patio. Way past due. Who says I'm getting too old for this? I still got it.

Pressure washed, sprayed and back-rolled.

Update…. After some “communication” issues, (read they tried to swap nominal lumber for GLB’s, nope, not on my watch), the beam replacement finally started today. I have replaced many beams in my life, but have never been more nervous than today when it wasn’t me and my team, and also on my own home. Thankfully nobody died and my roof didn’t fall in. I have no clue why they opted to upsize the GLB’s at the back of my house, but ok. They brought in these monstrous 5-1/8x24 pigs that are so far overkill it’s ridiculous. I was honestly scared for their lives today as only 5 guys muscled the first one into place. Second one goes in tomorrow morning, and then they can really get rolling on the new patio. They have up the outside posts and beams, and a couple of the block surrounds that will support the stone. Most of the masonry is complete, just lacking grout and cap. It’s going to look really good. Talked to my solar guy tonight and hopefully starting roof repairs next Friday. Train keeps a rolling!

Both beams are in, and most of the beams across the patio. Also finished the cinder block around the posts. I am soooo thankful nobody got hurt, and my house is still standing after these beams were swapped. I plan on living here the rest of my life, and will know forever that the structure is solid. They are back tomorrow and should put a hefty dent in the T&G ceiling, and continue with the stone. They’re thinking to wrap up all parts of patio and masonry contract by end of day Wednesday. Also, my son who is an electrician started electrical. Lighting is going to be pretty sweet, I think. I’ll save that for later. Yet to pick are ceiling fans, there will be 2. Also still mulling over BBQ options. Thinking a pellet grill and a flat top. I have about 9’ to work with, so should fit.

It is really starting to come together now. Most of the cap stone and grout is now done on the masonry walls. Grout pictured is still wet, and will dry a bit lighter. The patio roof is complete along with most of the trim work. Roofers start tomorrow to dry it in and prep the rest of the roof for solar panels. Also tomorrow, once the masonry work is done, the stucco repairs start in prep for the whole house paint. I’m about a week and a half from having my house complete and nobody for the damn dog to bark at running around the back yard!

Stucco repairs didn’t actually start until yesterday, but they’re getting close. Paint is purchased. Getting close! Cooper is supervising the work.

Other than touch ups, we’re done. Whole house paint was completed on Saturday. Today we installed all lighting, fans, speakers and tv on the patio. I also put together the new patio table and chairs. I am super happy about the lighting. It’s all up lighting hidden in a trough I created along the exterior beams except for 2 super bright bbq lights on a separate switch. The up lighting gives a really warm feel. Flat out tickled with everything.

Awesome entertaining space, nice mix of shady and sunny areas. Definitely jealous over the outside TV!

After selling our custom home last year, we moved into a townhome in downtown Denver that was built in 2006 and all original. We've been living through a remodel since November of 2023 and we're almost finished. More pics to come, but wanted to share a before and after of the guest bathroom.



This room is pretty much finished except for the glass partition for the shower.

I just had Shaw Anderson Tuftex Quiet Comfort Classic 3 in Onyx installed. It’s 100 % nylon. It’s crazy soft and should last. It replaces Mohawk Smartstrand. I don’t recommend the Mohawk at all. The carpet was polyester and didn’t last plus it faded.

Last little touch for the backyard until the winter grass goes in was a sorely needed cleaning of the hard water stains on the pool tile. This morning we ticked that one off the list. Essentially a sand blaster with water soluble material. Action shot, and before and after. Looks great.
