Been looking at properties in NC and surrounding area for a while. Can never find exactly what I want. Love the barndominium concept, but worried about having to build from scratch. Half the barndominium companies offer little to no info on their sites, not much info online about what companies are legit which aren't etc. Plus you still have to find and buy land and I'm guessing it has to be land suitable for building etc etc. Ugh.

I am not physically capable of doing any of the work myself any more, but I can certainly manage a project and tell right away if a GC is yanking my chain.

My last hurrah was DIY installing central AC in our current house two years ago. I did the system sizing, engineered/balanced the duct system, and even went and obtained the EPA licenses to handle the refrigerant. The system works great, and was a blessing last summer with both of us WFH due to COVID. Not bad for someone who only lived in houses with baseboard hot water heat, and never touched forced air heat or ducts in his life.

If you look outside of the cities/towns/HOA communities out into the rural unincorporated parts of most counties in the Carolinas, the building codes are way more reasonable. The biggest problem is finding high-speed wired Internet, which makes you appreciate the first world.....

Got my approval for a home loan (yay!) so the shopping begins in earnest.

I've gotten used to having gigabit fiber internet though...and the new place likely won't have it.

This whole thread has really got me woke to just how downtrodden and hassled my life really is. And especially that I am not alone - I had been starting to think it was some kind of message from the universe to change my hedonistic ways. Whew! glad to jettison that bummer of an idea! Thank you all for helping me realize I'm not alone.

Unfortunately I would have no idea wtf they are doing, plus seeing as we live in FL I would probably not be there that often. Did I mention I have no idea what I'm doing? Yeah... that's why I keep looking for something that's already built that suites our needs.

Unfortunately, I have a lifetime of experience telling me what I *don't* want in my next (and probably final) house. I can guarantee that there isn't an existing house in the country that suits every last one of my requirements, and there is no way that I am going to compromise again on the next one.

Speaking of first world problems, there are only three "dumb" light switches left in our house. I actually had to (gasp!) get up from my chair to go turn the laundry room light switch off a little while ago. Oh, the humanity.....

We settled on getting the Jeep Wrangler Rubicon. But it doesn't come with the option from factory to put roof racks and ski carrier on it, so now I have to go source those myself.

I think I got a decent deal on it though, the MSRP (with the stupid admin fees) was $827 per month for 36 month lease, and I signed at $710/month, no downpayment.
