In college I took a Real Estate class, where by the end you could have taken the test and become an agent. We had a guest speaker and his advice was this (in 1988 or 1989):
"Get all the credit cards you can and turn them in for the maximum cash and buy as much commercial real estate as you can, then in a few years convert all that debt to loans" I thought he was ridiculous. Now I realize he was probably more right than I thought.
