I'm confused on what law would protect him?

He's not paying rent.
He's an adult with means.
There's no contract law involved. So any eviction notice shouldn't be needed.
If the home is solely in your name I would think you have sole control of the domicile.


TBH, change the locks. Charge him storage fee's for his stuff and tell him time's up.
