It has been a thought but never really a consideration. I've looked into it. But newer houses and particularly ours, is very Green and efficient! Heck, I installed a 12 Seer A/C unit a couple Summers ago and all LED and CFL lighting in our current home built in 2001. Our energy savings are significantly lower. And in our new home the unit is 16 Seer with Radiant roof Barriers and Blown R38 insulation in attic. All LED lighting and double pain insulated glass windows will make the new home super energy efficient!

That is one of about 2 things I am going to miss about our house. The 'stressed grey wood Tile' floors in this house are fantastic! So many compliments. Unfortunately, in the new house, the Lounge will be upstairs and tile was going to be a potential issue with the possibility of cracking over time and noise. We opted for Hardwood throughout. Still a great selection but it will have a different appearance than what we have here now:

Residential construction in the US differs from the UK. Climate is one of many reasons but Texas building codes insures the house won't blow away except for a major tornado.

So true. It in fact may not even be permitted. But I am very confident of the Green steps and efforts I've included into our home.

I don't know about Texas but such restrictions are not really allowed in FL. You may need to get approval but ultimately an HOA can't prevent a homeowner from installing solar panels. However, personally I'm not sold on payback and get concerned about panels smashing in hurricanes / tropical storms. Additionally, if you connect them to the grid, they won't work in a power outage. So where I live they aren't worth the investment to me personally.

We put in impact resistant glass and it had minimal impact on energy. I need to look into better attic insulation.

Seriously nice home and design. Is it in the Plano area or more Allen?

I am also looking to build a home. Looks like mortgages are getting tougher and rates are rising a bit. Did you secure decent financing? I've been looking at doing 20% down and financing the rest on a 15.

Would be curious to know the details of your experience so I can present my builder/bank with another story.

That'll be a SWEET AVR! I checked the specs but does that run .2 or .4 for for Atmos or do you not plan on running Atmos? I thought about the Silver Ticket screen (130") but i also saw the Elite is comparable? Still deciding. Very nice projector choice! What speakers are you going to run?

Thats an impossible feat up here.

You DO HAVE HEAVY storms where you are!
My son is in McKinney . . . 3rd roof in 6 yrs (hail damage)
And 3 cars that looked as if left on a golf driving range on top (hail)

That big a house and the investment, have it inspected, and punch list
provided to builder . . . . before closing.

Really nice house. Congratulations. Three garages to 2 will require some planning and effort. If you avoid turning one of sides (or both) into storage space with no room for a car, then a 2-car garage can work fine. Otherwise, you'll be doomed leaving your cars outside.
